The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G', where 'A' is the most efficient. The average efficiency grade to date is 'D'. The report contains graphs, as shown in the sample below, which give a current and potential energy rating:-

Energy Performance Certificates (EPCs) are included in all our HIP packs. If you are renting a property you don't need a full HIP but you are required to provide an EPC to prospective tenants. If you are a homeowner concerned with the efficiency of your property then an EPC will give you a professional assessment with suggestions of how to make your property more energy efficient.
Who needs an EPC?
The EPC is required by law when a building is constructed, sold or put up for rent. Once you have an EPC for a home for sale, it's valid for three years. All sellers of homes need to ensure that they provide a Home Information Pack which includes an EPC for potential buyers.
If you are a landlord, you'll need to make an EPC available to prospective tenants the first time you let a home after 1 October 2008. An EPC is only required for a property which is self-contained, and is valid for 10 years. An EPC isn't required when a tenant rents a room and shares facilities.
Who pays for the EPC?
The seller or landlord is responsible for the cost of an EPC.

How long does an EPC take to complete?
Your EPC should be complete within 7 to 10 days from receipt of payment. Please be aware that a trained Domestic Energy Assessor will need to visit your property and perform necessary checks and analysis in order to compile the EPC. The visit will take approximately one hour.
