Home Information Packs (HIPs)

The Home Information Pack (also known as the HIP) is compulsory for most homes for sale in England and Wales. HIPs are designed to bring information upfront to increase certainty and inform buyers about a property before they incur costs. Informed choice by buyers at the start of the process will help reduce delays later on and reduce wasted time for sellers.

HIPs must now be made available at the first point a property is marketed. This means that anyone selling a property must now have a HIP in place before that property can be marketed or advertised for sale. It is a legal requirement to have a HIP and you can't market your property without one.

What does a HIP contain?

The HIP is made up of required (compulsory) and authorised (optional) items.

Compulsory documents for Freehold properties:-

  • Home Information Pack Index
  • Property Information Questionnaire (PIQ)
  • Energy Performance Certificate (EPC) or Predicted Energy Assessment (PEA)
  • Sustainability information (required for newly built homes)
  • Sale statement
  • Evidence of title
  • Standard searches (local authority and drainage and water)

For Leasehold properties:-

  • All the compulsory documents above
  • Copy of the lease

There isn't a standard look for a Home Information Pack, however it must include all of the compulsory items. You can compile the HIP yourself or you can hire an estate agent, solicitor or HIP provider to do it for you. How long does a HIP last?

While the property is on the market, there is no need to update the HIP. If the sale of your property stops and then starts again, you may have to compile a new HIP and provide up-to-date documents. However, you can carry on using the same HIP without the need to update any of the documents where:-

  • Marketing stopped because an offer was accepted and the sale has fallen through (but remarketing must start within one year of the date when marketing first began or, if later, within 28 days of the sale falling through)
  • Marketing has stopped for any other reason and the seller remarkets the property within one year of the date when marketing first began

The effect of this is that the HIP has a shelf-life of at least 12 months for the seller.

Who pays for the HIP?

The seller is responsible for the cost of a HIP.

How much does a HIP cost?

Additional supplements apply for leasehold and unregistered properties.

How long does a HIP take to complete?

Your HIP should be complete within 7 to 10 days from receipt of payment. Please be aware that to compile the Energy Performance Certificate (EPC) a trained Domestic Energy Assessor will need to visit your property and perform necessary checks and analysis. The visit will take approximately one hour.
